HOUSING MARKET COOLDOWN CONTINUES IN SARASOTA AND MANATEE

A new report from the Realtor Association of Sarasota and Manatee reveals a noticeable shift in the local housing market—favoring buyers. January 2025 data shows increased inventory, longer time on market, and softening home prices. Sarasota’s single-family home sales rose 6.8% year-over-year, while Manatee jumped 22.1%. Median sale prices declined to $529,750 in Sarasota and $480,000 in Manatee. Active listings rose more than 30% in Sarasota and 45% in Manatee, creating more choices for buyers. Time to contract also increased, averaging 45 to 60 days, depending on location. This marks a move away from the ultra-competitive market of recent years.
